Construction Manager

  1. PLANNING ACTIVITIES
    1. Coordinate construction activities and manage project interfaces, providing direction to planning, scheduling, and engineering functions as required including management of site team in conjunction with Company, client, and project director and/or manager
    2. Oversee preparation and approval of construction schedule and establish procedures for monitoring, controlling, and reporting field progress through project completion
    3. Scheduling events, programs, and activities, as well as the work of others, making recommendations where extra resource or alternative work processes are required to maintain or increase performance, getting members of a group to work together to accomplish tasks

  2. ORGANIZING
    1. Arrange internal and client (or contractor) construction kickoff meetings to initiate the execution of the construction work in an orderly manner
    2. Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems, analyzing information and evaluating results to choose the best solution and solve problems, using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems as well as ensuring the construction schedule is maintained
    3. Establish specific project goals and priorities for all facets of construction work and issue them to field staff. Incorporate these into an effective delegation and management-by-objectives system to ensure meeting the goals of the project

  3. CONTROLLING
    1. Monitor site progress and project cost through on-site supervision and maintenance of daily records of all site activities to ensure project is constructed in accordance with design, budget and schedule, with timely identification of deviations from schedule and budget to the Project Manager. Includes interfacing with client representatives, architect representative, subcontractors, security, etc.
    2. Authorize/approve all project personnel transactions, purchase requisitions, change requests, etc, considering the relative costs and benefits of potential actions to choose the most appropriate one
    3. Be present on site during night / engineering hours work sufficient to ensure that all work is carried out safely and efficiently (take time off in lieu to compensate for unsocial hours)
    4. Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out, including inspection of equipment, structures, or materials to identify the cause of errors or other problems or defects
    5. Ensure that quantities of completed work items are agreed with the Contractor
    6. Ensure all Company, client, and project policies, procedures, standards, etc., are adhered to. Interpret policies as required
    7. Estimating sizes, distances, and quantities; or determining time, costs, resources, or materials needed to perform a work activity
    8. Contract administration as delegated by the Project Manager, e.g. issue PM instructions to the contractor and facilitate fair and reasonable resolution of compensation events and variations
    9. Review the project insurance requirements and risk-management plan for field operations. Ensure that the correct coverages are in effect throughout the project
    10. Organize and promote the site-safety program and monitor it closely to ensure a safe site in compliance with Company, client, and government requirements and regulations
    11. Continually review the field organization and adjust to suit actual project needs, especially near the end of the project
    12. Providing information to supervisors, co-workers, and subordinates by telephone, in written form, e-mail, or in person
    13. Maintain effective communications with client, contractors, and key participants by:
      1. Conducting construction progress review meetings on a regular basis
      2. Issuing quality field reports covering the status of physical progress versus schedule, cost versus budget, material status, etc., and explaining off-target conditions
      3. Discussing any problem areas along with your recommendation for solving them
      4. Documenting the field work with minutes of meetings, correspondence, telephone call confirmations, daily diaries, etc. to build working files and a project history

  4. OTHERS
    1. Perform additional assignments per supervisor's direction
    2. Cooperate with the client, project director / manager, design consultants and contractors to meet the overall project goals
    3. Keep client and project director / manager current on all project matters that could affect the project handover date
    4. Be responsive to requests for information and services from client, project director / manager, design consultants and contractors
    5. Provide routine and/or special reports required by the Company procedures, operating management, or the client
